Tried the W10 APP. Its much worse...half the speed again of the browser one

What's the specs of your 3 machines? In particular, desktop/laptop, (if laptop, model number), CPU, and network card model.

2 are just different NUC models. Main one is Asus Hero Maximus VIII l219-v, cpu-I7 .  Think they are all intel network cards actually

Router been factory reset? Seen a few slow performing ones where things were enabled on the router, then turned off but the broken router configuration things left traces of high CPU wasting things like parental controls turned on.

yea it got factory reset when they initially put the connection in last week

Yeah you'll need a 7490, the 7390 is not powerful enough.

Thanks for providing your computer specs. Can you please try to copy a file between your computers to confirm the network cards can actually do a gigabit?
