Looking at options for placing a small comms rack.

There's an under the stairs area...but it's pretty small, and I imagine access might be an issue.

There's also a cupboard, it looks like it's between an existing part of the house and an extention as inside of it you can see an old chimney that is not used anymore.  The cupboard is quite large as in includes standing room  - it also houses an infinity type unit for some radiators (I would assume flued).

So the area should be fairly dry and free from moisture.

What are the thoughts about using this area for a small comms rack for the incoming connection to the house, and a gateway router - most likely also a switch with all the cabling running to this location - I like it as it has easy access under the house....and should have fairly easy access to the 2nd level alongside the chimney.

Do you think that I should look at "water proofing" the cabinet (maybe some of that aqua wrap paper you have to use at wall linings when putting up gib).

Don't assume that the infinity is propserly flued ( its fully vented to a outside exhause), the exhaust may simply being ducted into the old Chimney,

While Water ingress would be my number 1 worry,

My second concern would be humidity,
If it is open to the exterior, its likely that the humidity levels will be driven by outside conditions, which means the air will be very damp when it rains ( even if no water directly enters) , moist outside air just flashes "corrosion problem"  especially for electronics...
