To the OP, sorry for your situation, but we went through a situation somewhat similar where we inherited a portion of a property that one party didn't want to sell but she wasn't in a position to buy us out of, so we had to get a lawyer involved. 1 letter and it was sorted. Was painful and caused a lot of misery.

Good luck - hope it goes well an the long run. But....
Holy cow - That sort of mortgage scares me. Glad I don't live in Auckland. Here I am debating if to increase my mortgage up to $180K to do up a kitchen. Something is seriously wrong with house prices.

I believe in cases like this the only fair method is to sell and split the cash.
Valuations are unreliable as the market is crazy -we had a valuation done which said the house was worth 540k and it sold for 630k a month later. Nice to have an extra 90k sitting in the bank account for doing nothing.

Well yeah it's worth about $1.1m now with an $830K mortgage so we stand to do ok out of it, unfortunately logic and common sense aren't prevailing at the moment.

My suggestion is that you sit down and talk calmly and rationally and explain that you want to resolve this amicably and #1 and #2 are the only options. If she doesn't agree with either let her know all future conversations will be through your lawyer.
