We have just bought our first home in Christchurch, and it had an old rotting away standalone single garage. So we have pulled it down and now we are preparing to rebuild it up and extend it to a double garage with extra storage at the back. Does anyone know what is a better and cost effective way to build a new garage? and do anyone know what is the normal rate to get someone to design and draw up a drawing to present to city council for consent? I have got structural engineer that charges $2000 to design and draw, is that a reasonable price?

I have got a decent builder that has done a really good job in replacing my balcony, and I'm thinking about getting him to build my new garage! but just need to get a drawing and consent ready first...

When you say rebuild it up, are you intending to keep the old concrete pad and add more to it?

Yea, that's right, it's got the foundation for a long single garage, but my hope will be to just be able to extend the concrete foundation width and build a double garage on it!

For price you would likely be better off with a 'Versatile' or similar build.  If you want to match the house however you would need a draftsman or architect, and a builder to price it up.  Be careful, I expect this will be classified as a 'new' build so you may need to also get a new floor to meet current standards.  Get a couple of builders and the garage company around for some advice and estimates, and go from there.




Lazy is such an ugly word, I prefer to call it selective participation

What about quality-wise between the likes of Versatile vs a builders-built? Are the pricing that much difference? I have made an enquiry with Versatile, so just wait to hear back from them!

I wouldnt build a cheap tin garage in chch if you want a workshop in there. it would be too cold to work in in the winter. id get a new slab poured like a ribraft insulated floor and get it built proper

Check a kitset Versatile/Skyline. See if they can up the spec. Maybe exclude the cladding so you can match the house?
