Hi guys, my rental house was damaged by the dodgy tenant, all the bedrooms left with ceiling hole of size 1m by 0.5m in the middle area, also part of the wall papers was split off. It's a big job for me to fix them up, do you know if I go for the renovation company is better or ask separate professional repairers to get the job done? Welcome all the recommendations.Thanks!

I know someone with a similar problem (ceiling panel popped, ripping the "wallpaper"). So following with interest.

Seems to be a pattern. Why are they messing with the ceiling panels?

no in the person that i know it wasnt the tenants, probably the house "moved" somehow, causing the panel to pop. something about staircase attached to ceiling and staircase has sagged a bit, but enough to pop it.

You will need to tell us more, even better give us a photo.

1. Is the ceiling gib or tiles. If it's tiles do you still have them?

2. Is the wallpaper patterned, if so do you still have more?

With the wall paper, assuming it's not patterned but is painted, then usually you'd remove the rest of the damaged drop by sponging it it water, then hang a new drop in it's place. If it's painted you can take some of the paper in to the paint shop and they can colour match it. You'll probably need to paint the entire wall rather than just the new drop.

Ceiling.. if it was tiles I'll replace the ones that are missing and tack them in the gaps with tiny nails. The tongue and groove generally isn't enough to support them on it's own. If it's gib, I'd pay a plasterer to do the repair, but paint the ceiling myself to save money.

Thanks for all replied. I suspect the tenant install the daylight lamp to grow cannabis, so left the ceiling holes. The wallpaper ripping off might be they water the plant caused. Anyway, I am so misfortune.

I don't know anything about this renovation company, but I'd assume/hope they're as competent as any individual repairer. You can always get a quote from the renovation company and compare it with a gib stopper for the ceiling.

Wallpaper seems like a nuisance in a rental. Painted walls must be easier. No paper to damage and you can paint over damaged spots more easily.

No doubt there will be another story on Stuff this week about bad landlords and the poor housing stock of rentals.

When a tenant moves out it is a good chance to learn a new DIY skill and not have to live inside the project while you work, unlike DIY in your own home.

Please have an electrician check the house too. These people do some really frightening stuff with wiring. There could be bare live wires in the roof space.

All in the bedrooms, also you will find out lots of the screw holes around the windows to attach the board for covering the light at night.

Did you inspect the property regularly?

They just move in 6 weeks, the law requires 3 month period to hold the house inspection. Therefore, the tenant has chances to do whatever they need during this period.

Who'd want to be a landlord? Demonised by the media, putting up with this sort of stuff, and if your tenant digs in their heels they can be difficult to remove.

If I've read you right, that tenancy was over a very short short space of time. If you suspect drugs I'd suggest a meth lab was in place rather than cannabis grow - you're not going to get much in the way of plant growth in 6 weeks. Potentially, the large holes in the ceiling were for ducting to vent dangerous gases. It may pay to get a meth test done.

Note: When Batman asked what area is your house in he meant what suburb/city, not whereabouts the damage is :-)
