In the planning process for building a new house - the sections have the following covenants on it:

"All external components of buildings and structures (including roofs, guttering, spouting, window joinery and above ground water and septic tanks) shall have exterior colours that are visually recessive and/or do not contrast with surrounding natural colours in accordance with the following colours from the British Standard (BS5252 colour range, Groups A and B with a maximum reflectivity of 40% for exterior walls and 30% for roofs)."

We are quite keen to do a black long run iron roof with as close to black board and batten exterior. When I look up the colour chart referenced above black does not feature on this specifically but meets the maximum reflectivity with around 5-6%

any thoughts on weather or not this will get blocked through council?

i would suggest no as there is no black in that series

The council might not care about covenants. But the property developer and / or other owners in the development might. You don't want to build, then get taken to court by another owner because your house is the wrong colour. Alot depends on who placed the covenants.

Going through this sort of thing now. The best thing to do is contact the person who wrote the convents to discuss and see if they will agree, and get it in writing. Covenants can be a PITA, even though real estate agents will often claim they are their to 'protect your investment'

How much more recessive than black do you get?

According to a roofer Co!orsteel Flaxpod is more popular than Ebony.

We have covenants in our neighbourhood, all pretty reasonable. One guy (there is always one) that has DIY'd parts of his build has ignored a few of them.

His house stands out in the neighbourhood and not in good way. It's a bunch of little (almost trivial) things, none of which are worth making an issue of. Live and let live and all that. All the other owners have made efforts/spent money to comply with the covenants they signed up for. The other houses look tidy and his looks a bit shabby.
