I know that real estate agents have to disclose things like problems with drainage etc,

But is being served off a conklin something that has to be disclosed to buyers?

No as it's not a issue with the property, You are not buying a internet connection when you purchase a house

Kinda serious. One of the reasons for the move is impossibility to be able to work from home. Have to give people details about all the septic system and ground subsidance and stuff like that, not sure if you have to tell them that you are lucky to be able to watch a 480P youtube most of the time, let alone use a VPN and RDP...

Just want to be sure that when the new owners move in and find it is useless they wont have any comeback over the issue since it is clearly a problem that affects the place.

No it does not affect the place, Slow internet will not cause the roof to leak or the house to crumble

Me, personally, I wouldn't bother disclosing it. I would feel entirely comfortable letting any potential future owners do their own research and I would answer any questions from them honestly.

However, I advise you to consult a lawyer or property law specialist.

Taking this a step further, to try and understand why you'd even ask this...

- Would you disclose XT coverage? VF coverage? 2D coverage? What about if the 2D is native or roamed to VF? WOuld you feel the need to disclose if you were on a fringe between a few sites and this caused battery drain issues?

- What if the local bus route is sometimes a bit late / irregular?

- Can the house get a terrestrial freeview signal or are you stuck with satellite?

- If in part one you only have XT, should you borrow a VF phone and SIM to check that?

- What if you never bothered with ADSL in the past? How would that modify your obligation (or not) to report on BB capability at a location?

BB is nice, it's lovely and I personally would factor it into a house purchase - but I think you're being way to worried thinking about actively disclosing current BB capability for a sale.

I'd like to know what service is available before I bought a house if it was a necessity for earning an income or the likes of that.
I would do my own research if I really needed decent broadband.
I would like to think its something you could be told about, but wouldn't see how it is a legal requirement

It would be silly for someone who needed it to not check, would be like a small beer brewing family buying a house that is on tank water and not check for a mains line. . . It's still possibly to make beer but not as easy (or smart).

It was good for a laugh!

I personally checked every address I looked at for internet capability what cabinets were where...etc...etc. Turned out I liked tank water, 360 degree deck and bushy surroundings up a a very private 800 meter driveway too much to turn it away just because the maximum internet speed was 2.0Mb/s rather than the 18+ I am used to!

You don't have to disclose it, but AFAIK if the prospective buyer asks, you are not allowed to lie to them.

so if they ask "can you get broadband here" your answer will be "yes"

if they ask "what is your broadband speed like here" then you will have to be truthful. you cant claim it is 10Mbps+ if it isn't.

This is one of the reasons what using an agent can be good.  all questions come through them giving you an opportunity to think carefully about your answer rather than accidentally blurting out something stupid.

But really this is something that a buyer can and should easily check for themselves.

my house is exchange fed with no VDSL, still isn't on the chorus maps for UFB fibre rollout, and doesn't have good line of sight to wireless providers.... but could potentially get a good 4g voda signal with masts not far away... where do you draw the line?
